My tenants moved out at the end of the month because I would not renew their lease. Problem is that they left lots of things that they say they want, but have not come back for. New tenants are asking what to do with the items. How long do I have to keep items for past tenants? They moved 3 weeks ago.

Thank you for your response. I really just want to make sure I do the right thing. The carpet was brand new and now it is very bad. I dont think I will be able to remove all the stains. The walls and cabinets had been painted before they moved in but for some reason they started painting them orange. It says plainly in the lease no painting without written consent. They only painted a stripe on one wall then moved on to a door and painted a 1 foot area and then just the fronts of some of the kitchen cabinets. A door was knocked off the hinges and propped up and a hole is smashed in another door. Then they had the nerve to ask for their deposit back.

My plan is to be at the JP court Monday morning to petition for an eviction of all three. I have pictures, receipts of late payments and my lease that says NO PETS. Then I have gotten better lease TAR 2001 and will be very selective renting from here on out.

Im not sure. We had it surveyed and recorded and the tax statements say 50% interest.

Thank you Kerry Baird. They have been gone now for a year and a half. I live next door to where my parents lived here on the property. The property has always been in mine and my sisters name, we just now decided to transfer it because I want to be more prepared for my children if I pass.

It is 10.1 acres and 9.6 acres each. We are in agreement on who gets what. The reason I want to legally divide is because I have children that I want my half to go to in case I pass and if we leave it as is, then it will automatically go to her if she survives me.
