@Alicia Marks we are closing on a 2/1 next week. It will be a medium term rental for traveling nurses. I subscribed to PropStream and sent out about 30 postcards for properties I thought might fit my criteria. I got a call from a recipient that was finishing a flip in the area I targeted. They gave me a price and asked for no agents... our second deal, first off-market... appraised for 18k over asking so I'm happy about that.

 does it mean that if the deceased's property costs less than what the SS wants that's all they would get?


 I suppose so but I'm not an expert in this.

I've heard that those receiving in-home assistance from the state accrue some kind of bill that the state will take out of the person's estate when they pass. Heirs get the leftovers. My dad went to a vet home and paid 55% of his SS income. He was accruing a big bill for the difference in what he was paying and for the actual cost of his care. He had no estate so the debt died with him.

@Trevor Riley finding a deal where the numbers work. Prices are high, interest rates have gone up, sellers are expecting a high sell price and regular buyers think they have to offer over asking. I'm looking for an off-market deal but being a beginner investor I'm just learning as I go.

@Changseok Kim I second contacting the city's code enforcement. I doubt it's legal to set up a homeless encampment in one's backyard - especially when there's no fences. Bring attention to how unsafe the tenants feel, any noise or trash generated, etc. when you contact code enforcement.

@Dave Mills I don't know much about AC but could the evaporator be frosting over/freezing overnight when the temp dips? I don't know where this unit is located...

@Marvin Michel no one finds the 24/7 surveillance off-putting? Maybe word that differently... "security cameras for your protection." Does the tenant have access to the cameras? Otherwise, I'd feel like I'd have a problem with the lack of privacy.

@Henry Van Eijk many people start by buying out of state where the home prices are a lot less than $500,000.
