that helps. however in IL, a LLC creation is upwards of $300. so have to plan it accordingly.

thanks @Jon Holdman. thats helpful. however if the property is locked in a bid within 2 days of submission, wouldn't creation of LLC take a bit longer. Are you saying that i should have an LLC in place prior to bidding?

I was just checking on HUD listings around my neighborhood and saw something that i liked. I did some BP search and understand that you can have a HUD home for as low as 60% of the price. I was more interested in knowing the process involved? is it similar to a conventional real estate transaction?

also can i wholesale a HUD home? how accurate are the reports that are attached along with HUD listings? do i need to have it inspected separately?

i know these are a lot of questions but any guidance is highly appreciated.

@Wendell De GuzmanGreat Post. It actually was just notified to me this morning through an action word that i had saved and i took the liberty of reading it from start. Firstly as a newbie, while it did provide me with good insight - more i got from it was motivation. At the end i am excited to jump and swim the REI waters :)

@Robert Obniskigreat job. I am still working on determining where should i start with & your blog really inspires me. I would ideally love to get hand on some properties that require little cosmetic changes and flip it quickly - just the way u did. 

I see that MLS is the way you took to review your properties, is that correct?

I am a bit curious though, unfortunately, i am not as handy as you are (your pictures look amazing) - what would your profits be in case you used handyman/ contractor for the job? and also noted that you did not mention about any carrying costs - am guessing because they are insignificant in the larger scheme of things?

Hi,

I am new to BP and to the real-estate investor world. my only (horrible) experience in real estate was to buy my personal house at peak of 2005. Since then it is yet to recover.

I am a newbie and trying to possibly look at making some inroads through limited but focused real estate investments. Any advice/ suggestions where to start? 

PS: some blogs that i read mentioned that it makes things easier if you get your real estate license? is that true? looking for some experienced advice.
