Ask for a itemized estimate/bill showing line by line charges. They bill based on daily rate of equipment setup, as well as service call charges, monitoring hours, any containment setup etc.

Is that all they intend to do? Are they going to remove flooring? Drywall? Cabinets? We need more information. Im very familiar with the Restoration industry so give me more information and I could possibly help.

Why do you have to ask an attorney about minor things.  I've got guys that are working 300+ feet in the air in a basket held up by crane with a welder.  A river in the back yard is the least of their problems.

I would provide safety equipment like life jackets if the water is more than knee deep.

Put in your rental agreement that parents are responsible for watching children at all times. Maybe some other disclaimers that your attorney gives you.

We don’t own the river but the property line per the county ends halfway into the river. Not sure what that means.

Our property resides on a 2.5 acre land with the river running through the backyard in California. Before going to a attorney and asking them, what should I be aware of, any cautionary advice? 
Ill place a “swim at your own risk, no lifeguard on duty” sign. What if a renter gets hurt or drowns in the river?

Have you tried looking at zoning and permitted uses in your area? If it’s a commercial/mixed use property that allows bed and breakfasts then you’re good to go. All of my STRs are mixed use zoning which permits BnBs.


 Can you please elaborate on this, what exactly do you mean by mixed use?

Also there are clearly listings in Bakersfield, but they don't get shut down, Weird!
