@Mary Mitchell It's good to have that information for the future especially when I decide to move out and rent the other side and look for other deals. Thank you for the advice! My sister is in the Air Force so we plan to use her VA loan.

@Carl Millsap Thank you for the in depth response Carl. Number 3 is gold! I’m the same way, I only want to learn a lesson once. I also heard on the BiggerPockets podcast that you should say you’re the manager and not the owner. I see you didn’t waste any time getting out of there lol. Thanks again for the advice!
