My mother in law is looking for a home for rent and somehow came across someone renting a 3/2 home.

We went and saw it and the man (not the owner) he says he’s the broker..

very quickly wanted us to do the approval application and so we did because we loved the home.

But I wanted to cross check it with another realtor of mine whose a family friend and she said she can't find it anywhere on the MLS and that she looked under properties for sale and it sold in 2013.

All listings show “off market”

Does this look sketchy to anyone?

I’m based out of South Florida, Palm Beach county and wanted to see if there are any investors / wholesalers that can show me the wholesale transaction process. I’m really interested in accomplishing a couple wholesale deals while my fiancé and I are in saving mode.

Alright so I need some clarification! Anything helps guys, really. So me and my fiancé have this idea of doing an FHA Loan for our first property while we do some small renovations, a home obviously good enough for the FHA but still capable of being upgraded here and there. We then after the 12 months, would like to find ourselves another home to live in, while renting out the FHA Home.

My question is,

What kind of numbers / math do you do when evaluating single family homes? What are some strategies especially considering the goal is to get some tenants in there after the 12 months.

Again, anything helps. We are little by little paying off debt and saving everything we can to make this happen while actively looking at local properties.
