Hi David, I definitely believe that Philly market is hot right now. It's an old city transforming each day. There are new constructions everywhere. I did a deal only a year and a half ago that gave me 100% return now because the region of my property is appreciating rapidly. It's not always the case but a property in Philadelphia typically gives you about 28-30% equity, which is much much higher than the many places in Northeast and other regions in America.
