Post: House Hacking Lease Example: By the Room

Hey!

I have a lease that I have used to rent out a room in my primary home but I am looking for two roommates to rent by the room. Does anyone have an example of a house hacking lease by the room? I know not to use someone else lease without it being looked over. I am just looking or an example. Thank you!

Hi,

I am looking for some advice on whether or not to get an LLC and property manager for one home. I currently live in the home and the renovations are new but am planning to move out of state and rent out the home and am wondering if I should get a LLC and a property manager for the rental. This home was built in 1931.

On your own personal mortgage (or rentals) do you may more that what is asked? I have all my friend that pay $100 or over the dollar amount required when their mortgage. Do you do this? If so, why? If not, why?

When buying a rental property, what do you look for to build equity and if so is there a dollar or percentage you look to maximize the value? 

Do you ever purchase a turn key property for renting or do you always buy something that needs work? Why or why not?

I am trying to learn how to know to look for solid rental numbers that you can rent for and not under or overcharge. Zillow estimates and it sounds like some people look at it what is for rent in the area but no two houses are ever the same. How do you go about finding your rent number for your calculations?

I personally am doing rent by room method. In my mind I think $600 a room make sense but I don't have any reason to think that is a good number.

Micheal that was the most helpful answer I have ever received. Thank you so much that makes so much sense. I will definitely look into the attic vs the basement.

Unfortunately PA has a rule about only having 3 person max living in a home so I cap out there and can't use the cash flow for more rooms. Pretty unfortunate stuff!

I am looking to do a house hack and I am finding a lot of 2 bedroom homes in my area. In Pittsburgh you can only have 3 people in a home that are not related. So I can't look for a 4 bedroom single family home. With a 2 bedroom home with an unfinished basement would you consider making it into a 3rd room to force appreciation? Water is very common and makes me nervous if it is not don't proper and could get pricey quickly. Is this a good idea or should it be avoided and if so why?
