As alluded to above, the operational issue with blanket loans is you give up control of the sale of individual properties to the bank. This could seriously impact your liquidity in a downturn. The bank doesn't have to release any of the sale proceeds until all the blanket loan is paid. Of course, that includes proceeds needed to pay taxes. The bank will do this in a downturn because their collateral value is shrinking. That is exactly when you need the flexibility to manage your portfolio. Watch out for cross collateralized loans for the same reasons

I agree with the information posted already. Another concern is to try to determine if the "keys" are coming off of the plaster. The plaster was applied by pushing into the lath making a key that locks it onto the lath from the backside. If these fall off, the plaster cracks and comes loose from the lath. Then you have to either replaster or put up sheet rock or "ugg" paneling. You can usually tell by looking for bulging (especially on the ceilings), or push on the wall plaster to see if it moves or knock on the wall to listen for keys falling off. Usually it is just cracks though which can be repaired as others have said.

Something is wrong with it. Could be environmental clean up issues, zoning, covenants (dedicated to green space etc) located on a floodway or swamp, irregular shape or landlocked making unbuildable, etc. Try viewing ot on google street view and satellite. I wouldn't waste much time given the days on the market.

Did you ask about foreclosures? A former homeowner could be a great tenant if they have stable employment making enough to pay the rent. For example, I rented after a divorce because she got our house. My landlord loved me.

What kind of taxes? Are there liens? You will want title insurance and a closing to insure you get good title. Of course, your contract should require that the seller conveys good merchantible title as a condition of closing. The title insurance attorney should be able to guide you on any steps needed to clear title. This is not legal advice, seek your own counsel.

I would offer to meet them to give them the deposit and review the lease at the same time if I wanted to live there

Look for the supply houses for professional roofers. In this area, they run 20% to 30% cheaper than the big box stores plus they will have roof top delivery

I like the window unit idea at tenant's expense. I also think your price tag is probably too high too. Get a couple quotes. Then calculate tje rent raise required to pay for it in 18 months or so. Offer to upgrade the AC in exchange for a sufficient increase in rent to pay for it. You will quickly find out how bad they want more cooling. If they pay it, you both win. If not, you didn't have tjo say no. This is how all life decisions work for everyone. Never tell a tenant no, just how much.

Generally, a lis pendens lien or judgment lien will attach to all the assets of the LLC even if liquidated
