Prices are starting to drop on assignments. I have two amazing deals come my way at Freed's building on Redpath (Yonge & Eglinton) area for $800 to $850 psf. New pre-con in the area is selling for $1050.   

The sellers only have until Feb.15th to assign, otherwise they have to close. Even though the units won't be ready for another few months.

Newbie here....Am an investor & also put together investor groups for purchasing condos in Toronto & Hamilton. 

Deals are REALLY hard to come by, but they do come up. We've found a few recently, mainly on assignments from people who couldn't close. Also, from sellers who were on a very tight deadline from the developer on when they could assign their condos.  Key, is having the money ready. These deals happen very quickly. Was able to pick up an Penthouse at AXIOM (Sherbourne & King) for $100k under market value. But had to offer deposit and profit up front.   

Hamilton condos are condos are cash flow positive. Bought a 2 BR at the Royal Connaught that is making over $500 a month. Definitely cannot expect that in Toronto.
