Once the property has a lease you can apply and the paperwork can be a bit cumbersome. I found an experienced lawyer who takes care of it for $400. Let me know if anyone needs help with that. I can give you a good referral.

Look at the Royal Connaught. Very strong rental rates and great location. Units are very new and cheaper then what pre-con is selling for in Hamilton.

Half the prices of Toronto & you get 70% of the rent. This applies to Condos. I have so many deals being sent to me in Hamilton....I can't buy them all lol
Still able to find great assignment deals in Toronto, but it's getting tougher.

This group is for GTA assignments. Most assignments are not allowed to be sold on MLS.
You really should get a realtor (I'm not one) who specializes in assignments. I live in Markham and connect you with someone. Shoot me a PM.

Our company does a lot of group investing for small to midsize investors. We always own a piece of all the properties, to show we have skin in the game. All the investors are equal shareholders in any investment property. Commercial property prices have gotten pretty crazy. You used to be able to get decent cap rates (7% to 9%) In the second or third tier markets. It's much harder now. We've sold off most of our commercial investments and have been busy redeploying the money in the condo markets in Toronto & Hamilton.
In terms of how we did it? We have a proper shareholder agreement that is prepared by the lawyer. We usually only invite people that are known or are referred by someone in the group.

These deals are mainly in Toronto, but some are in Hamilton. I'll email you next time I have something interesting.
Some investors and starting to get nervous. They are dropping their prices on new condo assignments. If you have pre-approval on your financing. The deals are starting to FLOW!
I find great deals. I can't tell you my secrets. But I can tell you this....you need to have your financing in place to get a great deals. Because usually, the seller needs to sell quickly and their is no time for the banks to get approval.
Just closed on a Penthouse at Axiom in downtown Toronto. Bought it a few months ago on assignment, it was under-priced by $100k
