Can I use 1031 money(from the sale of SFRs) to purchase commercial land, build a business on the land(using separate money) and then lease the land to my business?

Any clarity would be greatly appreciated.

Currently looking in Alabama, Tennessee, Ohio and Kentucky. If anyone has a specific area where the #'s are good, please reach out. I'm looking for a 12-30 unit, putting 500K down and hoping for a 10% or better cash on cash return.

I currently own 3 SFR's in NY that cash flow together $2200 per month. Equity on all three is 350-375K. They are in a C- neighborhood. Looking to upgrade to B neighborhood. Any suggestions on multi family or commercial that would increase my cash flow. I am willing to go out of state.

I have 3 SFRs all 100% paid, but all are section 8. While permits and inspections are a pain, the peace of mind is worth it.

Some questions to ask are what are the interest rates, LTV, will they fund 100% rehab. points, length of loan, are there prepayment penalties, is it interest only, are points paid upfront, what are other fees, how long does it take to process, what is the rehab draw process to name a few.

Sal, remove the tiles and prime the walls with Zinssers Gardz. Once the primer dries, you can spackle any imperfections. If you try to spackle directly over the drywall paper, there will be bubbles that can affect adhesion.

Alex, I am a painting contractor in NY. We have been using Sherwin-Williams Duration exterior on all of our exterior work for the past 15 years. Its a great product, a bit more expensive but worth it. I use it on my painting jobs as well as my flips.

FYI, vinyl siding can be painted over also with Duration and darker colors can be used without warping. Go to a Sherwin-Williams dealer and ask for a vinyl-safe color chart. A great alternative to replacing weathered or faded siding.

You can paint over aluminum siding. Clean the surface by powerwashing. Apply 2 coats of a good quality paint such as Sherwin-Williams Exterior Duration. You should paint with a color the same or lighter than the original aluminum. Painting darker could cause too much heat to be absorbed resulting in buckling of the aluminum. Good Luck!
