Kevin thank you for sharing your knowledge. Also, I would agree with you regarding Farmer's home owner's insurance. We've insured numerous houses with Farmer's and have always received excellent service. We've never had to file a claim, so I cannot speak about that part of the process.

Building on the last post with a listing of Title Insurance Companies in Washington. Here is a fairly long list of home owner's insurance providers in the state. Remember that as an investor it's absolutely critical to protect your properties and get them insured in a timely manner.

For those who are new to real estate, here's a short definition: Home insurance, from Wikipedia, also commonly called homeowner’s insurance (often abbreviated in the US real estate industry as HOI), is a type of property insurance that covers a private residence. It is an insurance policy that combines various personal insurance protections, which can include losses occurring to one’s home, its contents, loss of use (additional living expenses), or loss of other personal possessions of the homeowner, as well as liability insurance for accidents that may happen at the home or at the hands of the homeowner within the policy territory.

Sure thing Kim. I don't know about your experience, but sometimes with the more complicated deals, a large title insurance company like Chicago or FirstAm just isn't flexible enough and we have to go looking for a smaller company that actually wants our business.

Knowing the importance of title insurance in the real estate business, I came up with the following list of title insurance companies in Washington state. Please add to this if there are companies that I missed.

Title insurance, from Wikipedia, is a form of indemnity insurance predominantly found in the United States which insures against financial loss from defects in title to real property and from the invalidity or unenforceability of mortgage loans. The vast majority of title insurance policies are written on land within the United States. Unlike some land registration systems in countries outside of the US, the US states’ recorder of deeds generally do not guarantee indefeasible title to those recorded titles. Title insurance will defend against a lawsuit attacking the title, or reimburse the insured for the actual monetary loss incurred up to the dollar amount of insurance provided by the policy.

Giovanni thank you for sharing your opinion. Thinking about what you said, it seems to me that Everett is far enough from Seattle that it has it's own socio-economic climate and therefore the market there behaves somewhat independently of the Seattle market. For instance, there is a fairly large Federal government presence in Everett with the Naval Station and it's staffing and budget is disconnected from the fate of the tech giants in Seattle.

However, I agree with your analysis that if Boeing continues on its path of engineering labor reductions in Everett, A & B rents will suffer. I supposed time will tell how deep the staff reductions will be.

Recently I've read the news of Boeing laying off several hundred workers at its Everett plant. Biz Journal article here. I am thinking to myself that layoffs come in waves and that this is just the first wave this year. Also, Boeing contracts support a large supply base in the Puget Sound area and that Boeing layoffs may be a forerunner of a slowdown of Boeing orders to its suppliers. Of course, job losses impact the ability of the workers to pay their mortgages and rents. So, fellow Puget Sound investors, what do you think about the news and do you think that these layoffs will significantly affect the Everett real estate market?

If you are serious about being a wholesaler business OWNER (NOT EMPLOYEE) then you need to check out Investorfuse. It's $197/month or $1970/ year which saves you 2 months. If you can't afford $1970/ month then you are not creating a business but work for yourself. I have come to realize this recently. There's another program call freedomsoft. Check it out for yourself.

Guys, stop creating work for yourself. Start working ON your business instead of IN your business creating CRMs from scratch. Paying the money for a CRM will make you money.
