I'd say you're better off going with an agent that isn't going to be too busy for you because shortsales in general are a big headache. There's a lot of back and forth going on between the lender and the listing agent, then between the listing agent and the buying agent. I may just be biased against short sales because I'm still waiting for approval on a property that we submitted for short sale back in October!

Many realtors are hesitant to work with shortsales when representing the buyer because they usually take forever to close, and they're worried that their buyer will not hang in there for that long of a time. But this may not be the case if the buyer such as yourself is an investor and doesn't mind the wait.

A BPO can be done for a number of reasons including if the borrower refinanced. A BPO can also be an interior or an exterior in which the resident would have no idea it was done.

The triplex or fourplex would fall under the 1-4 unit residential property that the FHA approves. Once you purchase the property you have the options that Curt mentioned.

Are you FHA approved? If you are then you should make sure that the REO property you intend on buying will be approved by the FHA as well.

The 3G version will be the game changer, not the current wi-fi only version out right now. I wonder how much the monthly plan will be for the 3G version...I don't think I can afford $200/mo for an iPhone and iPad.
