@Jonathan Johnson how remote is the area? I don't have experience owning a park but I do have experience provisioning internet services. There's always an option if you are willing to pay the price to get the connection there. You can do satellite if the other route is too expensive.

@Doug Phillips understood. In most owner finance deals, note holders are not big enough to meet the credit bureaus criteria for reporting. So it might not work if you want to help build the tenant's credit.

@Doug Phillips you wanted to know the tenant's ability to build credit not ability to pay? 

To monitor credit, your dad's tenant could use free sites such as Credit Karma or Credit Sesame. However, the score from these sites are estimate only and it could be much lower than the real score when a loan officer pull it. 

If you are trying to see if the tenant could pay, then perhaps pay a mortgage person to underwrite for your dad. It should cost a few hundred dollars and put your mind at ease.

@Dominic Licerio is there any way for you to go back to the owner of that 4 plex and ask to keep your contract in place but closing in 4 months? 

As for the other property, do you have the ability to buy it with hard money and refi later?

@Account Closed, my approach for cold calling is to simply set an appointment to meet the seller. Then at the meeting, you can ask your questions to probe for motivation and get a better understanding of your plan. I get that you wanted to be flexible on your strategy. It's easier to strike a deal when you are meeting face to face because then you can be very fluid with the situation.

@Account Closed, if I were on the other end and you are cold calling, I'd probably hang up after your third question. Each motivated seller has an issue that you need to find out. A very good sales person (those who can sell ice to Eskimos) might be able to convert an unmotivated seller into a hot lead. But it's a long shot!
