Hi all...I'm a North Jersey based RE investor with 17 units/5 properties in my local area including residential multifamily and commercial (restaurant and retail space). 

At the moment, I'm a bit stuck with 1 unit for my office/commercial flex space (purchased in Dec 2024) as despite some interest from a few potential tenants it remains vacant. I'd love to get any insights on the suburban office market and connect with others who have owned similar types of properties (especially any one in North Jersey). The space can be used for office, medical office, or even retail however it's on the 2nd floor of the building so it's most popular for office. I knew office isn't 'booming' these days but I had a bit more optimism in the demand; as it's on a main road in a promising area/town, in a quality building, near a university, near a new commercial/residential development, within a populated wider general area. That said, the town itself is smaller compared to others nearby and is not a shopping/population 'hub' within the wider region. 

I've considered dividing the unit into multiple sections, such as renting out the offices or even setting up a coworking space. I've also thought about further improvements I can make to the space (i.e. replacing the lights or ceiling tiles), but it gets expensive very fast so I want to ensure it's going to make an impact.
