If you can find a contractor that is OK with this. You essentially save 20% on materials for the markup. Atleast in my experience. Most that do this, are subs from large metro areas that do a lot of work with a reputable builder. 

You would need to submit a material list to a local supply house, usually they require you to open an account and they ask for a TIN for a line of credit. Dont have a material list? This is usually wrapped up in that 20% markup from a dedicated sub. If it is new construction usually the Project Manager or estimator would draft a material list. Hope this helps.

Following as I deal with STR in the lake region. Heard tink wig just withdrew banning STRs. Leaving it up to the township!

Most states have very desirable areas to start investing in STR's. My recommendation would be somewhere close by so you can manage it yourself. Your first year will be a learning experience, you will want to be close to the action, as you may not have the capital to pay someone to handle everything. Most successful STR owners I work with in the Pocono's/Lake Wallenpaupack PA utilize only someone to clean, and a few local handymen. The cleaner will actually do all the shopping for the rental among other small misc things. They charge ~$120 a stay usually a 2-3 night minimum.

You are in PA? How about checking out the Pocono's. It is a hotspot. I personally know of top 1% Airbnb homeowners that are flushed. Lakefronts can command a $900 /night stay, there are many ski resorts close by which help offset winter vacancy rates.

In my professional oppinion I feel as though the influx of agents joining the field since covid significantly watered down the quality in the industry. I believe only 74% of Agents sold a home in 2024. That is dissapointing that they did not vet the people they would be spending hours and hours touring properties. Where I operate In PA it is customary to list the rental at 1 months rent and split the commission 50/50 between the agents. I don't find even this split worth my time, even as a listing, on my last rental listing I was stood up well over a dozen times last minute! Perhaps you are onto something with virtual tours... 🤔
