Post: Investment Property: Growth Potential in Franklinton neighborhood?

Hi, 

I am an out of state investor and looking to purchase a Duplex for investment in Franklinton neighborhood. However, I am not sure if you think this is a still a good area from investment pov?
I am aware Franklinton had big projects like Gravity 2.0 but I often see mixed reviews about that project and I am not sure if its still a good area?

My investment goal is to hold atleast 4+ years and optimize for price appreciation than Cash flow

We all could agree there is a lot of volatility, uncertainty in the market now and possibly in the next few months. And I understand we have no idea how the market would change in the next few weeks/months.

I am a new'ish RE investor and ideally would love to purchase a Duplex in the the next 1-2 months in Columbus (OH), however I am really confused.
Curious how are you all thinking about your real estate investment plans in the coming months? I know we cannot time the market but trying to get a pulse check with the folks here.

I feel either of the below may be an option. Feel free to add from your side.

  1. 1. Business as usual? Keep investing the way you did before, since noone can time the market
  2. 2. Business as usual, but with least risk? Keep investing however, lean strongly towards minimizing the risk you may want to take.
  3. 3. Stop investing until the market stabilizes?

 Thanks @Brandon Goldsmith Yes we are definitley also pursuing the route of our PM company for repairs. But also wanted to have a couple of independent quotes too

Does anyone have experience working with "Nailed It" construction company? Apparently, they are owned by the 10x PM company and at this time we are inclined to work with 10x as our PM so it makes sense to consider the "Nailed It" construction company as long as I get some positive feedback here :-)

So I purchased our first ever property in Columbus and unfortunately the property needs some immediate repairs and also some renovations in the long term (1-3 years). This property will continued to be used as a rental property and I am out of state homeowners

I am looking for a quality General Contractor to do few repairs for now and renovations in the near future.

I tried few big names https://thejaecompany.com/https://www.elevate-remodeling.com,   https://rrisler.com/ but either they dont do all types of repair or they are too expensive

Any recommendations?

@Sequoiah B. checking if you had any luck working with Realize PM company and if yes, how was the experience?
I am also in search of a PM right now and interviewing few candidates

 I recently sold a 4-unit that I used to own in Columbus. I can share my insurance agent's information with you. One of the cheapest and best coverage in the industry.

 Sure @Remington Lyman if you do have a good insurance provider specializing on quads in Columbus area, that would be helpful!
