it seems like their would be too many variables involved in a condotel to try any actually predict cashflow.....probably not a good idea as an investment in my opinion

I would put the houses up for sale without putting the money into it.  I agree, you won't recouped the money from that. As long as the rentals are priced to sell in your market you should be good.

I just listened to every episode of the BP podcast and agree that's an amazing place to start.  I feel if you listen to every episode, by the end you should have a good idea if real estate investing is for you and what strategy is best for you.

30 year fixed is the way to go for sure. I would also see if you can do an FHA loan so you can put down less and still possibly cash flow based on the numbers of course. Keep more of you own money in your pocket for reserves and start saving up for the next deal! :D
