Hey Lisa! Renting out rooms is a great way to help pay the bills in a tough financial situation but I would just make sure you screen the roomates you choose. Me personally I wouldnt be comfortable sharing my home like that. I would just try finding a duplex and purchase it maybe with an FHA loan so u only have to put down 3.5% and move into one of those units...then rent out the single family and other duplex unit aswell.....all that while making sure the numbers all work out because i have no idea how it is there in Washington

@Juan Francisco yeah that makes sense actually...if the situation is the seller needs to get rid of the property or face being bankrupt then it it worth the shot for then to do a subject to type of deal 100%

Hey @Juan Francisco im new to BP aswell and would love to learn more about buy and hold strategies as well.....I always felt weird about the whole "Subject to" thing....would the liability still stay on the seller if payments werent made? why would they agree to making that type of deal?

after just recently joining BP im starting to listen to all the Podcast edisodes so i can figure things out! just took Josh and Brandon's *quiiiiiick tiiiiiip" and added a profile picture heheh....now i just gotta figure out how to use the forums! forums were never my thing but BP is so amazing im giving it a shot! loll ill figure it out soon enough ...im such a noob :/
