@Matt R.     I am reading VERY carefully all the comments. I'm thinking things through. 

I'm looking into the information you just shared and the profiles of the people you mention in your comments. Let me do my own diligence and I´ll start approaching each one of you as I start shaping out my strategy (My american husband is my advisor too).

I wouldnt like to be a private lender. I'm more interested in a "partnership". I want to be involve in every process. I have the luxury of time. I have my real estate license and I am a very fast learner.

@Andrew Johnson my cost of living and life style (even in Santa Monica) is covered.

I want to team up with my husband bringing additional income to our household and build wealth on the side. Rental income properties acquisition is a slow path for me to achieve this. I was thinking more about growing my 200K doing flipping and then in a couple of years, buy  some rental income properties "almost" Free and clear out of state, so that I can start collecting my cash flow :) What are your thoughts on that?

@Brandon Hall I listened to the Podcast 196 with you as guest. I need advice how to bring the money from Colombia, It is a gift (foreign gifts are not subject to income tax, right?). I need a CPA, eventually... I guess, do you provide consultation for California? Or can you connect me with someone that can help?

@Cole McKeon  I've just started a similar discussion. "Dont tell me NO, tell me HOW" I understand how you feel and why you wonder.

But, what are your goals?

Look, everyone is going to give you a different opinion, because, in fact there is not a single answer. What I know as a matter of fact is:

1) Its not going to be easy, you have to do your "due diligence". Be a hustler, running numbers its not enough. 

2) You need money to start. Min 50K cash plus access to finance

3) You need a team/networking (a lot)

With those three things in mind, don´t give up. "The deals" exist today, there were deal yesterday and  there will be tomorrow.

@Ricky B. I thought of those neighborhoods from a Rental Income Perspective (Buy and hold or BRRR), didn't consider them flipping zones. I'll review it, because, yes, you are right I still could access given the current prices. Thanks for sharing your thoughts on this. I'll do a research.

You are right about the price points, I am confident when I find "the deal" I can figure an exit strategy given "the worst case scenario"

@Account Closed Actually, It crossed my mind. I remember a podcast that mentioned something about it.

Luckily I don’t mind the stress, I am an entrepreneur, I like challenges and I´m used to start business and today I’ve made a living out of it.

Good suggestion, for the future, as a diversification strategy.
