Welcome @Davis Bunn! If you setup keyword alert with Raleigh you should get notification about a local meetup that is hosted once a month for BP members.  They are a good way to network with others in the area.  

Definitely good food for thought.  I appreciate the feedback @David Faulkner... just saw a similar post of yours in another thread - you are consistent!

Maybe I should have started this questions elsewhere, but with the lively discussion I thought I might as well jump in...

@David Faulkner what would you think of project manager/key "turning" operation (not ready to go, but helps make it ready to go)? You are in a pretty expensive market, do you invest solely in CA? For you or the investors in those high price markets that do invest out of state - are there options for having someone on the ground in more affordable markets that works in your interest. I guess it could go the JV route, but wouldn't that require shared ownership? What about just offering the service of finding the property, over seeing repairs, and helping vet tenants/PM companies? The idea of offering this type of service is something I have been tossing around recently.

Do investors that buy in NC, but don't include a due diligence fee, still request an inspection period? Or are you generally closing with or without a basic walkthrough? I'm thinking about distressed properties, not purchasing a rental with tenants.

There are sort of two answers to your question. First, to be licensed you have to be with a firm. Second, the MLS is run by the Realtors Association. To have access to the MLS you have to join the local Realtor Association. Generally speaking, most firms are members of the local board and if the firm is a member all agents are required to be members. If you want access to a specific area you will have to pay to join that board.

I'm in the same boat as you. Looking for a firm now myself.

Thank you for the feedback. I'm not overly interested in being a full time sales agent, but I can see value in getting to know some of that side of the business. I primarily like the idea of learning the processes and having access to the data from mls.
