Hi Keith,

I took classes for my license from Hondros. I chose it because of the schedule. I was able to take weekend classes. At the time I was looking, Columbus state was only offering weekday and evening classes. Be aware of costs - classes, license fees, and fees for the board of realtors. It takes some time and effort, but I actually learned about BP from a fellow student.

Hi David, I am new to BP and still learning plenty about investing so please excuse any ignorance.

Can you explain more about the crowd funding idea? I think I understand the idea of basically having a property with multiple parts to ownership, each owning a portion. I will take any clarification on that, but where I get lost is in the financial aspect. Would each property simply be owned by an LLC? How would you foresee payouts? Would it function like a dividend with payouts to owners at set times? Each individual would then be responsible for income taxes? (I am actually unsure about taxes for a property owned by an individual under an LLC)

As some one just starting I like this idea as a way to get into a few properties without massive upfront costs. Any answers or direction to posts that might include more in depth information would be great!

I recently went through the process to get my license in Ohio. As mentioned you do have to take classes in person. You can take continuing education online, but that is only after receiving your license.

@Rachael Coan I had to look up where Weston is located, but I think you would fall into the Toledo MLS for your locale area. As @David Hunter mentioned there are quite a bit of fees for access to MLS. Columbus has higher fees than other areas in Ohio, but mine are going to total about $1,000 for the rest of the year. I do not plan on selling full time, so I partnered with a broker that did not have regular monthly fees. Some firms have office/maintenance fees on top of commission cuts.

As far as the education goes, maybe look into a locale community college. I know here there are a couple schools that offer the core courses needed to qualify to take the state exam for real estate as well as others related to real estate.

Hello BP!

As you can see I am new to BP as a poster.  I have been following the site for a few months now reading posts and articles. I learned about BP during classes for real estate from another student.

I currently work as a property manager of a 100 unit building. I also own a duplex that my wife and I have been hacking through for the last year. I worked in residential construction for a few years which has proved helpful with our house, but I am still filling in some gaps on renovating. I recently received my real estate license and would like to purchase more investment properties.

I am trying to catch-up on BP podcasts, but let me know if there are any that I should jump to.
