@Kerry Noble Jr @Bob Stevens @Drew Sygit Have you guys ever tried someone for underwriting and overseeing the rehabs remotely? Of course it would be a challenge but it could be way more cost effective and can add to your savings big time. People have tried this and have been getting exception results.

Please let me know what are your thoughts on this?

What are the challenges that you guys are facing with these? Also, Is there any alternative to supervise the rehab or remodeling work as PM company charge a lot for that?

If they have a lease in place, read the terms and wait for the time period to get over and hand them a notice for 30-60 (Depending what is stated in their lease) for the rent bump.
