I’m a flipper lives in LA and flips in Cleveland. I buy houses from out of town or in town wholesalers. Build the marketing, ask the right questions, set the right expectations.

Honestly I can’t crack the volume wholesaling nut and I have a good flow of managing my pipeline of deals and relationships. So I haven’t circled back on it.

Flip side. I want my agents to get my sell side. I actively remind every single one you find the deal you get the listing....

It’s created loyalty, relationships and less profit per deal but I believe my overall bottom line is larger bc I get sent so many deals.

With getting so many deals I can be more selective and I have more opportunity. Just a different perspective. At the end of the day MLS visibility is what's most important and your thought process makes sense. I'd love to hear your results.

Build relationships.

Im a high velocity flipper in The Midwest. I used to spend money on marketing, a **** ton of time on Zillow.

Now I spend time networking with agents, explaining my wheelhouse, my experience, my ability to close quick.

The difference is night and day. Less money. More deals. They often filter the no to deals. I’ve created outlets to sell deals.

Marketing is a liability. Relationships are an asset.

I think the intentions were good - however it’s created inventory from freeing up. Until supply increases - sellers will be in complete control especially in affordable/desirable markets.

Unfortunately this and low rates have created a real affordability crises and debt that is the stickiest type of debt (besides student loans)

New government solution of the day incentive for selling your house šŸ˜†šŸ˜†

They subsidize credit. Subsidize the lenders when a borrower doesn’t pay. Deposit money in the bank when there’s a crises.

Next up pay the sellers?

negative interest rates?

MMT?

IMO fed and govt is basically backing real estate as much as they are a dollar, one historically depreciates. One historically appreciates.

Honestly the inventory shortage crises doesn’t shock me. I’m playing til they say your on your own.

Agree on having the right team is everything.

That being said to the cheerleaders of Columbus appreciation over CLE - I think it’s incredible to overlook appreciation in cleveland of

Lakewood, Beachwood, Avon, Bay Village, tremont, Ohio city and more..... Euclid, Cleveland heights, Shaker, Willoughby have has some decent appreciation as well.

Midwest affordability is back in style šŸ”„.

I’d argue we should thank ā€œboomersā€ for housing stability in an media fragmented, Airbnb Uber on demand world. Yes. They are to ā€œblameā€.

That being said I think the fed devaluing savings and incentivizing money borrowing/investing/risk has ultimately lead housing to where we are today. The inventory shortage for affordable housing was massive before the virus.
