Can you point me in the right direction for the 4-8% success fee offers with 12-18 months of no interest? I found a 10% offer and they only offer 0% for 6-12 months.

@Brennen Cook, you're absolutely right - I'm going to sit down and do the spreadsheets tomorrow. I've penciled it out numbers-wise but not very systematically.
To be honest though, I'm reluctant to partner with someone who isn't a contractor...too many hands in the pot.

Hi Vadim,
Thanks for your reply and for your willingness to connect. We haven't done the plans yet, so I'm also looking for architect recc's, but honestly that feels less critical than a contractor-JV which provides the financial structure and the confidence that it will get built right.
I do have one contractor who came highly recc'd by a well-regarded local realtor/investor/flipper. The contractor quoted me $100-120/sq ft for the new addition, even for the bathrooms. He works a lot with flippers, but I don't think he does JV's.

My husband and I bought a fix and flip house in East Sac that we want to rehab and add onto before selling this spring. It's currently a 2/1. We want to make it a 3/2 or bigger, and to rehab the original kitchen and bath. We've already done a lot to the house - new HVAC, sewer line, crown molding, floors, interior paint and a closet remodel. Since then, we've decided we don't want to live in it, and would rather flip it, as a much bigger home. This part of Sac is very desirable, especially if you're selling a larger home that's been updated - they are going for $300 - 375/sq ft, and inventory is very, very limited.
I have some great contractor recc's, but am actually exploring the option of finding a contractor who will JV with us and split the profit. That latter option seems a little tricker to find in the real world, so I thought I'd take it to the BP Marketplace.

Hi fellow BP'ers,
I'm going in on a JV with a fellow investor and we're both newbies on tax deed auctions. We're bidding in Michigan where all prior liens are excused in a tax deed auction, with limited exceptions such as IRS and environmental liens. Nevertheless, we are doing our due diligence to make sure the property title can be insured after we buy it at auction and that the title can be quieted for resale.
I'm able to do property title searches on the county website, but also wanted to work with an affordable and reputable tax abstractor or real estate paralegal who can help us. Any recommendations?

I already know of a number of people who've chosen to retire in Oregon...Especially Californians (your worst nightmare as an Oregonian, I'm sure) who want to stretch their retirement dollars and don't need to be in an employment center, and those who are tired of living in a drought state. I have a feeling that the tide will turn for small towns in Oregon over the next couple of decades.

Hi, I'm new to investing and am starting to look at properties in the Sacramento area, but don't have a good realtor yet. My old realtor isn't interested in real estate as an investment, so it's no longer a good fit to work with her. Any suggestions on ways to go about looking for a realtor who will work with investors? Maybe someone who is an investor themselves?

Hi fellow BP'ers, I'm going to try this again :-)
I'm new to BP and real estate investing and very excited to be here. I think BP is an amazing forum and have already met some really quality people in this community.
I've been through the real estate buying process as a non-investor buyer and have also taken a real estate appraisal course.
Am interested in CA and out-of-state investments, particularly Atlanta. I've also looked into Houston a bit.
Lately, I've been researching rental income qualified loans and builder-rehabber/seller partnership programs. Wish I'd heard of these sooner - I would have gotten in the game years ago. (Please note - this is not a solicitation!)
