I'm using a Hard Money Lender for a Flip. I paid the contractor a portion of the original bid amount to start on work. He has not finished the work he was paid for but has started on "change orders" that I did not authorize or sign. My question is : Can he still file a Mechanic's Lien against me? And what does that entail, exactly?

This is a serious newbie question, but I'll go ahead and ask anyway. I want to start flipping houses here in San Antonio and I'm seriously considering hard money. I've read about the Closing Costs associated with the hard money loan ( fees, points, interest, etc.). What I really want to know is: will hard money lenders consider the Closing Costs associated with the Purchasing of the initial distressed property to be part of the purchase price or does the borrower have to take care of that as part of having "skin in the game?"

@ Paul Timmins. Thank you! I've attended 2 of the 3 local REIA meetings. I have J. Scott's books and his Flipping Spreadsheet. I have the Rewind info. I would, however, appreciate more info on the HUD homes strategy.

@ John O'Leary. Thanks! What I would like some input on is how the "team up" should be structured in terms of who does what and who gets what?
