Hi BP, I am considering investing in the Southside. For those investing in section 8 rentals , does the new political environment in Washington pose a threat to any of the vouchers programs? What would happen if vouchers were cut drastically?

any opinions on Brainerd?  I was wondering if it a decent area to commute to work from? What do you think 3 bedrooms would rent for approx?  I am not from Chicago so I am trying to learn this market, it is so big!

Yes you are right.... of the the properties that I saw and liked, one was a 2 flat for around 190K (newly renovated) and the others were 3 flats for about  250K -300K( new renovation).

Thanks everyone. Yes I plan to get a broker but I wanted to get a feel for the market before jumping in. The Southside is so large. Elbert, you mentioned section 8. Is that mostly on the east part of Chatham or not really? Also, you mentioned gentrification in 5-10 years. Are there signs of gentrification yet? If so, what parts of Chatham. Thanks

Thanks Jeff. It is curious finding several buildings selling for 250k among most others selling for less than 100k. It sounds like there is potential but such a big difference.

Hi all. I am an out of state investor. I have been looking at duplex properties in Chatham (60649). I see price ranges between 100k on the lower end and 250k on the high end.  Anyone out there with some experience that can shed some light on this market and its potential...5, 10, 15, 20, years, No potential?
