 Yes I would say so. You never actually hold property. You don't put any money down. You just walk away with a check and no headaches. Buy/hold & rehabbing and landlording is I think the hardest way to get started in RE.

@Account Closed well unless you are working on the side or have a lot of cash; buying your dream home as your 2nd purchase  I do not think is realistic. You would need more than a duplex to provide for that lifestyle. If you think as an investor, then your residence should not be a liability but an asset meaning bought cash or lots of equity. If not I feel it defeats the purpose of being a financial free investor/entrepreneur. You will need a lot more than one rental to bring you to that promise land. Just my opinion. How about also wholesaling on the side?
