@Wendy their was a police report when the alarm went off the alarm company called an told me that the alarm were going off on the property so I told them to call the police so they can be in route to the property.

I have a rental property an its my first one. On July 4,2014 the property got broke into an the tenant TV was stolen also on JULY 6, 2014 the property was broken into again an the tenant COMPUTER was stolen the house as an alarm on it. My question is, is the landlord held liable to replace the things that was stolen form the tenant? Also the tenant does not the any rental insurance on their items.

Yes I am trying to put the current tenant out. But if I can't it will be ok I'll just deal with for a year hopefully she move on her own.

If a landlord would like to raise the rent on his property how would he word the letter that he will be sending to the tenant to inform them that rent will be raise. Also how days notice should the landlord give the tenant so they will know the their rent will be raise.

I have a single family home with a tenant living in the home this is my first home. what I am trying to understand is with my lease it doesn't state the his is a year lease nor does it say month to month. My question is if the tenant stays there for at least one year do I renew the lease as is or do I give them a new lease for the 2015 year. Also how do you do a month to month lease does the month to month lease requires a more detail lease or not. If the tenant decide to move out within the first 6month out a 30 days notice what should I do about there lease or should I not worry about also it doesn't state in my lease that I require a 30 day notice before moving out.

@Rick L Get you a truck an a trailer with a 2'' hitch on it if you look on craigslist you might can a truck an a trailer for cheap. At Lowes if you ask some one in customer service about there LAR account they will delivery your items for $20.00 if you had that account I know cause I have one.
