If its a turnkey project no....if its time and material whatever your deal is with the contractor.

I almost never provide receipts...just invoice for material when job is complete for small jobs. Most of my work is repeat or referral. New customers that I dont know I will ask for down payment.

If its in pre foreclosure there is a good chance they owe more than it is worth. In that case most banks require a licensed agent to negotiate short sale. If you are willing to pay what is owed you need to have the seller agree to sell the home to you.

Have you been in contact with owner of home to determine their motivation ?

Have you asked contractor to consider purchasing supplies ?

I almost always purchase materials as it allows me to better control job. To many times owner would come back with wrong thing anyway.

It may affect your warranty if you do 2 layers. Personally I would not do it.

It still has not been established that the the seller actually lied. The only thing we know is that there is an open insurance claim on the property and are assuming that repairs were made. We do not know if the seller was reimbursed and insurance company never closed it or is seller still waiting.

It is not uncommon for sellers to make repairs to property before selling and not disclose. Sellers are only required to disclose defects so if they repaired them they are not dexects anymore.

To label the seller a liar without having all the facts seems a bit wrong ?

The biggest issue i would see is how to split the time at the cabin. If you have 200k to spend on a cabin think about buying two paid for rentals and use the the income to rent a cabin anywhere at any time. You have a neat idea but it would be near impossible to everyone happy all the time.
