Im not a cpa but i dont think it would be any better than just treating as a normal primary. If you live in it for two years as a primary and sell you would have no tax on the gain.

I have an umbrella policy thru state farm. If i remember correctly they advised to have ten times your net worth coverage. I dont know where they come up with that number but thats what i used lol

Just finishing up a spec. If you have no experience ask around for recommendations for custom home builders in your area. Some will even do in house design for you.

Right now i have a listing that may very well have to be a short sale and i have been researching the process. There is a lot of work to be done that will involve dealing with banks over the phone and email. If you can get the listing this may be something you can do very well from afar.

Short sales are expected to increase in the coming year so it may be something you could get a head start on. They arent easy but most things worth doing arent.

Knowing what i know now i would not allow my listing agent to represent both sides....think of it this way "would you use the same divorce attorney as your wife"?
