I'm a real estate broker in Sacramento, California (23 yo) and I host about 125 properties on AirBnB and VRBO, mostly in Sacramento, CA and Phoenix/Scottsdale, AZ. 

I am new to BiggerPockets but am hoping to help out as much as possible! I have followed quite a few STR threads and I will continue to monitor this one if anyone could use some general or technical advice. My partner and I are quite savvy with the software platforms if that helps. :-)

Hi,

How are you coming up with the $160,000 as-is cost? Can you show me where an ARV of $230,000 comes from? What are the lease terms?

My team and I are looking to invest right away, of course at the proper terms, price etc. We have a couple million cash to spend. 

This property may not work, but keep an eye out for properties that you can sell to me at wholesale.

East Bay Area I have a 2' x 2' concrete that had sunken down one inch. I was told there could be a water pipe leak underneath. Looking for a handy person that can quote the job for my friend.

@Ahmed Nijim I would flip it my friend. You need to the money to purchase other projects. Class C Neighborhood will be a nightmare, when it comes to renting. Why? People that rent in class C neighborhoods have a high probability of not payong rent on time etc. I believe that you know where I am going with this.
