Ryan Mullin do you know any portfolio lenders in Indy that can do these types with 20-30 year amortization or one off properties?

Seattle does not cash flow. The rent to value ratio is 0.5%. I know you can find a distressed deal at 1% but they are pretty difficult to find.

I don't own anything in Ohio but the properties seem to be a bit cheaper than Indy. Although the same rent to value ratios are the same.

Sounds good but don't waste too much making a new wheel when the wheel we got works pretty good.

For 30 year amortization, 75ltv, high credit score, and decent rental I am seeing 7.5 percent and a few points as fees for 7-10 year ARMs.

Would you have to create the HOA and hire a lawyer to make a HOA?

It would be nice to see how the bear vs bull poll question tracks as the weeks go by. Brandon Turner

Just a thought of a new question to ask guests is to ask what their opinion of the economy and RE market. It's an unscientific way of reading the market and trying the forecast but it's interesting to hear a viewpoint. Many people really perk up during REIA meetings when this topic comes up. Although it's really like looking at their crystal ball. @Brandon Turner
