I am a Florida Real Estate Broker and used to manage a Coldwell Banker. I think that each brokerage has its pros and cons. If you are after more of the corp. culture then the big names are great for that and training. You do however give up your "freedom" that you get with a mom and pop shop. Make sure that the brokerage is aware that you will not be splitting commission because you are not working the investment as a "sale" if that is the case. Also the bigger companies have franchise fees that they must pay which means you must pay. If you need training I would recommend any of the big companies. KW and Coldwell are some of the best. The issue I had with CB is that I managed a residential brokerage and got several commercial listings that CB would not allow us the list. They have their rules and do not care what your personal goals are. Where at a smaller brokerage they allow you more freedom to reach your goals. Good luck with your choice.

Go to dbpr.com in Florida to file a complaint. Do not let this go. Make sure you send him a return receipt letter demanding your money/materials or that he finish the job. File with BBB as well.

I would see about getting owner finance or lease option. GO to your local REIA. DO NOT buy a foreclosure with out making sure that it has no issues with title/hoa and make sure to do inspection.

Make sure that when you advertise your property put they need verifiable income and references inc. current/past landlords.  It weeds the frauds out.

Sometimes you have to learn a very expensive lesson. You could pursue it but I think that would just be a lost cause and more aggravation. Just make sure that it is on their credit and maybe follow up on the criminal charge again not recommended. They may "return" them on your front yard or break into your house.

What type of direct mail depends on the questions. Who are you mailing to and what is your objective? Are they for foreclosures? Wholesales? Rehabs?

P.S. An emotional support dog is not the same and is not covered the same as a service dog. So let her tell you what type of animal it will be (emotional or service) and go from there. You can say no to emotional support dog. Just do not explain that to her as far as the difference.

Legally you CAN NOT ask for anything from doctor. You can make sure the dog is registered and vaccines. If you ask for anything regarding her medical situation you are asking for a lawsuit. My husband is injured and we have service dogs. We do not have to pay a pet security fee. However should there be damaged we would have to pay. No matter if it is hotel/rental or anything else for where the injured needs service dog. I would allow her and then tell her you will not be renewing her lease. She has stated several times she wants to move and you can not rent to someone who will not honor their lease or at least make you worry that they will not honor their lease. GET RID OF HER
