Have the seller put a three day notice on the door for to many occupants and now being squatters. This way they can file for eviction after 3 day notice. Make sure this is all done legally this guy may also get out with cash for keys method. Scum bag get him out then file complaints with BBB and any other organization. (Seller not you)

This was one of your posts so that is why I thought there was a loan....

Im looking to finance the deal through my bank. No out of pocket expense. Im looking to have the buyer refinance her loan continent on me assuming the the loan

I would be very careful in regards to the tenant. They can afford something way better and at some point may act on that. Sometimes the better tenant (c-d properties especially) is the tenant that is barely making it because then they can not save to move. The one who can afford to move can do just that. If they say credit is a problem then why not have them assume the owners mortgage and you just assign her the contract then you have no worries.

Yes that is illegal. No one can make you use their lender and any lender that participates in that should be reported.

I get scratch and dent new. They are fine as long as they have the imperfections on side or back and they have warranties same as new no dents. I also used to deal with this place in Jacksonville that sold used appliances and warranted them. They dealt with a lot of condo conv. and had "new" used appliance meaning they were installed but the new owner wanted something else so were never used still had plastic on them. Good Luck

You may want to check with your local REIA as well in case there are any "quirks" in your area. Good Luck
