  I used to own a bunch of duplexes but am a wholesaler now. I from time to time will look at material from different people about buy and hold. There will be many good articles here on BP and learn all you can for free. One of the no BS guys I have noticed on here is @Ben Leybovich  his stuff seems to be intelligent and to the point.

Indianapolis is good for cash flow but you need an honest property manager as
an essential part of your team. I know 2 of them if you decide to invest here.

I still assign most deals but I know several who do it just the way you are describing and they are successful.

Steve property managers in Indiana are required to have a Real Estate Brokers License
in most cases where they are managing for other people. Failing to disclose those types of relationships with vendors could be grounds for action against their license. Maybe a reminder of that could get you more cooperation from them.
