Hi Trace, I would recommend starting simple by using your spare time to learn about different investing strategies. Once you find one that you like best, learn as much as you can about the technique until you're ready to go. As far as finding deals, you can also use this time to start to build your network with local investor groups / REIAs. I am happy to help if you have any questions :-)

@Collin Parody make sure your seller signs a letter to the lender to inform them they are transferring their property to an LLC - note i did not say their LLC or selling it - it is being honest without sharing the entire story - then get a new insurance policy to insure the llc and name the mortgage borrowers (sellers) as additional insured - this way the lender can match the name of the borrowers to the loan and insurance policy. This is it in a nutshell however i have a great book with more details if you want to know more - called Investing in Real Estate with Lease Options and Subject Tos - or PM me and i can answer more questions

@Alon A. only agents who do not know what they are doing or who don't run Sub to by their broker will consider this - i am a broker and sub to investor.  I would not let my agents do this for their sellers (unless lots of other protections are in place - too risky for the brokerage) - and agree with Chris the seller likely will turn all leads to the agent -  with that said...it doesn't mean you won't find any with agents, but understand the liability for them is higher.  I find that wholesalers are some of the best lead sources for sub to -  sometimes they are too tight for them to wholesale to a rehabber.   I hope this helps a little.

Hi Barry,

I would seek out your local REIA and see what title company they suggest. You will want a title company that typically works with investors. A real estate attorney would also help.

@Jeff Norton lease options can be the way to go in some cases and you might be right now also with the market potentially taking a down turn.
