@Susan Authement interesting i live in both MI and AZ now - i am not a cpa or attorney but likey you do not want your primary home in an LLC - AND depending on how much you have made on your AZ home you might want to consider your tax free gain if you have lived there 2 years or more. Then wait and buy another deal in AZ that you find later ..... talk to your cpa / attorney before you decide to deed your AZ home into an LLC as you can rent it out for 2 years and 364 days and still get your tax free gain - and when you get to MI - i hope to see you at DetroitREIA - i run it.

@DJ Brooksi have a great book on the topic and a course - but there is more to subject to then just a form.....maybe check out my book from Amazon and see what you think - it will give you a ton of tips -  very few attorneys will have a clue how to do a subject to  -

Quote from @David M.:

@Ruth S.

I found @Wendy Patton 's book, Investing in real estate with Lease Options and subject-to Deals, extremely informative.  It was highly recommended on a BP thread many years ago.

I don't do subject-to's, but just be careful.  There are plenty of pitfalls to them.  So, those risks need to be managed well, which is the main reason why I don't do them.

Good luck.

 Hi David! Thank you so much!! I actually updated my book last year so there is an even more current one available. :-)

Agreed, it's important to go in to Subject-Tos prepared. Best of luck, Ruth!

Hi Ruth,

I have some free resources on Subject-Tos on my website WendyPatton.com and on my YouTube channel. I'm also available via DM if you have any questions. :-)
