I am neither a tax consultant or a 1031 expert  but i am sure others answered above - as far as the lease option goes, yes i am an expert.  I would set the option up so they can't close until 1 day after, or later, then your one yer last exchange - 
I would go with caution to protect the deferral to this point. It won't be much longer anyway

I can help you with MI, but the above post (@Katie Balatbat) might be right you might STILL have to pay for CA even if you do register in MI - Sorry CA is sometimes like a different country - otherwise MI is only $50 to form and either $25 or $50 a year (can't remember if it went up) - and MI is easy!  If you ever need any MI contacts, please reach out to me.

@dw @Dw Chalmers isn't this the same deal you posted somewhere else that i commented on last night?  anyway this isn't really a buy and hold is it if you sold it on a lease option?  Curious if the buyer put 30k down? or bought it for 30k?   The other one i wrote a note about the profit of the deal and my thoughts on it
