I only want to Wholesale temporarily just enough to get me out of poverty then I can figure out what to do next whether that be becoming a licensed agent or reinvesting back into real estate, or both.

I am dirt poor. I cant even afford to pay 500-700 dollars for anything. I graduated back in May 2015 with my Bachelors in Public Health. However, the only work I can find around here only pays minimum wage. So, I am up to my neck in debt with student loans. And can barely afford to feed my self. This is why Wholesaling was appealing to me.

it cost thousands of dollars to become licensed. Which is why wholesaling is much more attractive because it requires no start up money.

So this is why I'm confused.Most say it's legal and some say it's illegal. My opinion is that it is legal If done in the correct manner. If I don't advertise the house and make it clear to the seller that I am assigning the contract to an end buyer, then I believe that it is legal. But their is so much confusion going around about Wholesaling.

Does anyone know of a good title company in East Tennessee? I have called several and they are clueless as to what Wholesaling is. I also contacted a real estate attorney and he said that no one wholesales in this town.

Thanks for the input. But here is another question. If a attorney draws up the contract how much do they charge to do so? Do they charge a lot to draw up a Purchase and Sell contract? Does anyone know?
