I contacted Tennessee Real Estate Commision to inquire about whether or not Wholesaling in Tennessee was legal. The lady I spoke with said that it was an illegal question that they could not answer, and told me that I should contact a Real Estate Attorney to find the answer to that question. I want to Wholesale but I don't want to get into legal trouble.

I am looking to go into Wholesaling. Where do I go to find investors? Cash buyers? Also, I typed into google, "We Buy Houses" and there are websites online that claim that they buy houses any condition. Are these investors that I can assign a contract to? I am new and have never dealt with real estate before.

I haven't done anything as of yet, but I want to wholesale and I want to know what I am doing, and how it works and how to do it right.

Mr Thedford, are you insinuating that wholesaling is illegal? If I make it clear to the seller that I am assigning the contract to an investor and if the contract is assignable, then how is it illegal if it is done in honesty an openness? If done properly wholesaling is legal. I am here to learn how to do things legally and right.

Where do I go to obtain a Purchase and Sale contract, and an Assignment contract? And furthermore, how do I know if it has the right verbiage in it with the right clauses and disclaimers? This is important because I do not want to end up in trouble. Please help someone...
