I would say use common sense.

A property they've had a month or two they will probably not
bargain with you much. Something that has been a year probably
more.

I've also heard of them not bargaining, and then the higher ups one
day send out the word, we've got to clear out this inventory, and then
they suddenly contact people who've made offers and suddenly are
real willing to deal.

If they rejected 40%, it sounds reasonable to me to offer 35%. Go for it!
And let us all know what happens :lol:

People basically just start a topic and say what they've got.
Then people respond.

Tell us what you've got (in a new topic) and the moderator
will tell you if you've overstepped the line. He will even tell
me if this comment is out of line. :lol:

Hello Josh,

Let me be the first to welcome you to the forum, and thank you
for your interesting post.

I'll let more of the experts give you some of their advice.

Just one thing caught my eye: you said you wanted to move
out of the old place to fix it up more. I've always heard that
a house with furniture in it sells better than an empty one because
in an empty house flaws are more noticeable.

Maybe the experts can comment on that too!

Have you made an offer but they turned you down?

If you're debating in your mind about making the offer, I'd say
make it!

If the property is on their books with a reserve for loss (which
ties up their money) and it has been a few months, I would
suspect that with each passing month they will get more willing.

I have to echo that, Sam.

Read everything here and start learning from the
discussions.

As for the contacts, many cities such as Dallas where I
live have an REI Network that meets monthly. Join that
for sure and begin getting to know people.

And, again, welcome.

Hello Steve,

I suggest you start right here, on this site, and read the articles
listed on the left about real estate investing. It will take you
hours and hours to read them.

Take notes while you do.

Then, when you do go looking for a book, you will want one that
"fills in the blanks" of what you did not learn for free. You can
spend hard-earned money on specialty books, not beginning
knowledge which you can get right here for free.

I want this forum to be as specific and helpful as possible.

Hello to you in Indianapolis!

Welcome to the forum. From what I understand, Indy is one
of the best places these days to do bread and butter deals.

Rents are reasonable and it may be possible to find deals
more easily than in other areas.

I have a personal liking for Carmel because I have friends
who live there and I have personally visited there and walked
its charming "downtown" streets.

Of course, that might not be your part of town. Nevertheless...
