I currently have almost 40 rentals and due to large maintenance bills and maintenance headaches ; I want to dive into owner carries.(no maintenance, higher monthly cash flow etc)
I need to get some lenders on board. The deals I have access too are typically 50% of arv. I know plenty of saavy investors have figured this piece out so please only comment regarding advice and ways to convince lenders on the benefits of them lending to me and allowing me to then carry a note and mortgage for a buyer.

I pick up a property weekly on average. All have a minimum of 25% ARV equity.

I would want you in 1st position yes so you would be comfortable and my properties typically range from 50-110k which includes purchase price and rehab.
Have you loaned before ? What terms did you give/are you comfortable in loaning and what amounts are you comfortable in loaning for the right situation ?
To get an idea of my equity positions, examples of the 3 properties I close on in the next 10 days are as follows :
Purchase 60
Rehab 25
ARV (already appraised with as completed value) 135
Purchase 70
Rehab 15
ARV (already appraised with as completed value) 130
Purchase 90 (owner is carrying the note)
Rehab 20
ARV 150-160
All 3 in areas I would expect to have a good shot at picking up a buyer the 1st week of rehab completion.
We have a crew of 14 before subs that work solely for us so we are able to turn over properties timely.

Hello BP friends. I am an agent and a flipper/buy and hold investor.
I was using postlets frequently for my personal rental listings as well as for sale listings.
Zillow has bought out Postlets and taken away this capability from me. Boooo hooooo to me.
I wanted to refer to the BP guru's to let me know what other websites can I create a post on that will kick my listings out to a large majority of sites increasing my exposure ?
