I've personally rented to many felons in the past on a case by case basis with much success. Regardless of the feedback you receive, you will have to make the final decision and you will have to bear the fruits of your choice, I would say go with your intuition based on the information you have at hand.

Forgot to add, Donny Widjaja advise, offering the tenant an incentive to move is a good recommendation however you need to be cautious.
My personal preference would be to write a memo stating that you are offering tenant XYZ the sum of $xx.xx to vacate the property in X days due to non payment of rent. This offer is valid until midnight xx/xx/xx. The sum of $xx.xx will be paid by check/money order only after tenant has vacated property and return keys to the landlord prior to the agreed upon date/time.
Print two copies and both you and the tenant sign/date each copy and keep one for your records.
Don't ever deal in cash.

I had 10+ evictions within 4 months when I bought my first property in TX. What you will learn over time is that some tenants are professionals at taking advantage of realtors which is why you need to verify their employment history and rental history, be aware they can also be masters at creating fictious employment/rental history.
You need to have a conversation with your rental agency to see what type of background check she did on this particular tenant and how she verified her data, and tweak the process if necessary.
