Hi Raymond, I've wholesaled a few in Wilkinsburg.  The one complaint I hear consistently is the high taxes.  However, there is rumor that may be addressed hear in the future.  If you decide the area is for you, I have a 5 unit available.  Feel free to message me anytime.  Thanks!

5 unit brick building in Wilkinsburg. Building consists of Four 1-bedroom units and One 2-bedroom unit. 4 of the 5 units are currently occupied. Rents are low. Current income is $2,100 a month. Could easily get it to over $3,000 a month. Windows have been replaced to vinyl double hung. Roof does not appear to have any leaks. Gas and Electric are separated. Great cash flowing property for the price! 


Asking only $139,900

Yes, numbers were definitely down in the 1st quarter.  They've just started to pick back up in the last few weeks.  Seems like there has been an onslaught of new wholesalers locally and virtually over the last 6 months. I've found that the typical response rate to direct mail marketing had declined like crazy.  So I quit mailing all together to the "traditional lists".

I know at least one of the top 3 biggest home buyers in the city has been buying there recently.  You can definitely find good deals there.  I like the way you're thinking "We were thinking about buying a property, putting in some sweat equity initially, then rent the place out while the area gentrifies."  Regardless of how long it takes for the the area to reach it's potential, I think it's an area that will attract good rents and should cashflow well.
