I've worked with 4-5 different managers in Columbia and know several other BICs. I think it would depend on the type of property (low income, student rentals, market rate, etc)

Jay, I haven't done a deal with a wholesaler in a long time (maybe 7-8 years). Just not a space I enjoy working in.

There are some good ones in Columbia, but it's hard to separate the wheat from the chaff. I think the better ones will find a way to close on the property - which I think is good for them and the seller.

Just my .02 but I'd prefer just to source deals with broker relationships.

@Michael Painter just a thought if you can't find someone on BP.

 Lima One (in Greenville) may share some sample loan docs with you. I'd imagine a larger scale Hard Money Lender's documents would be a good place to start and try and understand the way they view lending.

Before purchasing, I'd confirm the new amount with the assessor directly.

I've owned student housing as far as 4.1 miles from the University of South Carolina campus.

In my experience, the only reason kids would live that far away is cheap rent.

@Alan Asriants there is a ton of nuance to these situations, but I am personally done with wholesalers who require me to tell an owner that I am their "business partner."

Transparency is best for all those acting in good faith.
