 Hey Ariel,

I've worked with 4-5 different managers in Columbia and know several other BICs. I think it would depend on the type of property (low income, student rentals, market rate, etc)

Patton Properties - low income

Soda City - student rentals

Market Rate - Cantey & Co, Columbia Property Management

Will what about the new law in SC making it illegal.. do you think wholesalers in your area will just ignore this and continue with bizz as usual?  According to Troy Gande closing attorneys will no longer participate in assignment deals or double closes with those they feel are wholesalers ???

Jay, I haven't done a deal with a wholesaler in a long time (maybe 7-8 years). Just not a space I enjoy working in.

There are some good ones in Columbia, but it's hard to separate the wheat from the chaff. I think the better ones will find a way to close on the property - which I think is good for them and the seller.

Just my .02 but I'd prefer just to source deals with broker relationships.

Morning Will... I would be shocked if Lima one just sent out copies of their curated loan docs. Keep in mind these mortgages are all recorded one just needs to go to the county recorder and pull a few to see how they look.. Notes can be individually drafted by your RE attorney for very little money. mortgages many times a closing attorney will send a copy of what they use.. many mortgages are just standard docs they are not created with each transaction. There are large national companies that sell these to Banks and lenders etc..

@Michael Painter just a thought if you can't find someone on BP.

 Lima One (in Greenville) may share some sample loan docs with you. I'd imagine a larger scale Hard Money Lender's documents would be a good place to start and try and understand the way they view lending.
