 We are new investors looking to purchase buy and hold properties in and around Atlanta, Georgia. We are looking to find good people to do repeat business with. We are receiving new properties from our wholesaler daily, but have been unable to take any of them because we do not have the right piece to our puzzle. That is where you come in!

The ideal candidate has at least 5 years experience with general carpentry. Knowledge and experience with light electrical work and light plumbing. References are required. We are looking for someone that can visit properties with us (primarily on the weekend or in the evenings) and provide a detailed bid.

@Juan Jackson I definitely need to pick your brain. I am on the fence as far as strategy is concerned. My heart wants to do buy and flip, but my brain is telling me the best strategy for my lifestyle would be to BRRRR. I read your profile and I think I could learn A LOT from you.  You are so right! Perseverance is key. I just want other newbies to know that people will try to sabotage you. Most people don't know how to handle competition (which might have been the case with this particular agent). I strongly believe that I will find the perfect property...for me. :)

Hi @Brandon L.! The reason I wrote this post is because I KNOW there are better deals in and around Atlanta. Just ask any of the hundreds of investors here on Bigger Pockets. In fact, I found a really good person that has already found several properties that fit what I am looking for. It's important to really know the market and be willing to work with all kinds of people (not just people making you a good amount of money on one deal)...which she obviously was not willing to do. Nonetheless, thank you for your reply!

I thought I'd share a word of encouragement for those of us just starting out in the world of investing after receiving a very disappointing cakl from a real estate agent this morning. I am looking for my first rental or potential flip investment. I had an agent call me this morning and suggest investment property in the 125k+ range (not including rehab cost). She said that she had purchased her homes in that area for about 35k each and they are all rented. I explained to her that this was my first property and that I wanted to stay closer to 75-80 all in for my first deal. She blatantly told me that this just wasn't possible and that I wouldn't find anything in that range. Needless to say I ended our call very quickly. You may be saying "well she is an agent... wouldn't she know best?" The fact is, there are still some really good deals happening in Georgia and definitely money to be made. Listening to people like this would only cause me to doubt myself and my decision to get into real estate. I said all of this to say, do not be discouraged. If on person says no, ask 20 more! You're bound to get a yes at some point. Disclaimer: I know that this ladies job is not to help me find cheap properties... she is out to make money and she stands to make more money the more expensive the home is.... I totally get that.
Hi all! I have literally been burning the midnight oil trying to learn and find my first deal. Last night I came across a small 1 bed/1 bath condo near colleges offered at around 57,000. Price started at 82,000, but it has been sitting on the market for over 100 days. It needs absolutely no work and is rent ready. I am wondering how the owner might respond to an offer around 35-40. I know it's unlikely, but hey you won't know unless you try right? The unit seems to be in a great place... right near colleges, public transportation, and shopping. Not necessarily the best neighborhood, but I think it would appeal to college students. Thoughts?
