Easiest way to get motivated seller leads is to do bandit signs . Of course you might've heard that certain towns have laws against this so proceed at your own risk . In my area certain towns enforce this and others are more leniant. None of this matters if you are not confident talking to sellers and know your contracts , etc.. Good luck!

cash buyers is the easy part, finding motivated sellers is the very hard part. Your second question I think you refer to teaming up with wholesalers. You can do a bird dog agreement just do a google search to find one but you also have to be careful you are not breaking any brokering laws in your state.

I envy most of you because the reality is that I don't have a true passion for it but I want the success and wealth that it could provide for me. There are a lot of things I don't like but a few I actually enjoy. I didn't grow up working on houses and math was not my strongest subject (for crunching #s). I do enjoy meeting new people and creating relationships.

The funny thing is that when I started about 3 years ago, I was very passionate about it. It gave my life a vision and spark that I never had before. Thinking about the success this business would bring really excited me as prior to this I didn’t have much of it. After a lot of hard work, I achieved success and my mind went something like “is that all there is to this”? What I mean is that my life had not changed as much as I would’ve hoped except for just having some more money in my life(which is not such a bad thing in itself)

I think my problem with this has to do with some things that happened to me in the past. I didn’t have the easiest upbringing in a lot of ways and still affects till this day. I also came from a very poor and negative mentality and sometimes that’s not easy to let go. I am in the process of doing some soul searching to get to the bottom of all this.

So hopefully is me that’s the problem and not real estate. I really want to create an empire and create something special of myself. I also look at it this way, if not real estate than what? I guess will have to see

So no one here cares about the Do Not Call List fines? I read somewhere that they could go up to $16,000..ouch!

Has anyone tried cold-calling from the phonebook for leads? I got this idea from my agent who does this to get listings.

I am wondering how effective this could be for finding seller leads? I would have someone do this for me as I would not sit on the phone for hours and deal with the headaches that come from telemarketing.

I am concerned about possible fines because of the Do Not Call Registry list. I don't want to get hit with any large fines.

Should I leave message with phone # and website? I could get lucky and get a motivated seller or have a pissed off person easily give me into the above list.

Anyone tried it and would you do it based on a possible fine from the FTC?

@Eric- While I respect your opinion, the reason for not being an agent is very simple. 1) I don't want to pay a fee to 2 brokers on most transactions (assuming I am splitting commission) for letting me use office space and marketing. I can take care of that and keep the profit for my own company. Besides the service I provide, is different than that of an agent. 2) I am not crazy about having open houses or spending my weekend driving around folks. That's not what a true entrepreneur does. Again we are talking 2 different types of businesses. Having said that, I would never rule it out for investing purposes.

@Ibrahim- You sound like a good model and yes that's something that I could see myself doing. I sponsored a child through Worldvision and I am always generous with my money. I bought and remodeled my mother's living room. All this thanks to real estate.

@Kristine- You make some good points I will just touch on a few. The attorney is somewhat that probably doesn't understands the totality of this business, he was just someone that answered a few questions for me that sided on the negative side. My full time attorney never mentioned anything negative to me about what I did and I trust him more.

THe whole sign thing is like this..some towns care more than others that's about it.

And yes some sellers have been very happy with my service even giving me their testimonial . I just been having some bad days lately. Thanks!

I will definitely do a bunch of signs if your area permits it. That worlked for me. But make sure you are confident talking to sellers and know your contracts while looking for investors. Good luck!
