It looks like the general consensus is to not spend much money on courses or training. While I believe there are a lot of garbage programs out there, I also think the good ones are worth the money. Maybe I am hard headed on this issue but to me it makes more sense to pay for education and learn from the best to increase your profits and increase time management.

Of course you could probably learn most of this stuff by yourself and from websites like these but how many more hours and mistakes is that going to cost you. I rather model the best to get better and faster results. Of course if money is tight like it was for me in the beginning , than you probably can't pay for that stuff and are better of learning it here. Just my opinion.

Do you guys think it matters if your messages says "we buy houses" vs "we buy "ugly" houses"? I know Homevestors uses the "ugly" term so I am not sure if I could get in any legal trouble with them. Some other people use something like "cash for houses" ..does all this matter much?

Not sure if I put this in the right section but it does relate to wholesaling. I done a few deals but I am looking to take my business to the next level and probably just as important, create a system to automate and make things easier.

I been very intrigued by Larry Goins courses , RE Day Trading. I just read the book and seems like he has a nice wholesaling system where it almost runs itself while flipping out of state. Obviously this will take some work to implement but sounds enticing. I know he is got other programs but this one seems his latest and best.

The other program or course is by FortuneBuilders, the CT guys from AE's Flip this House. I am a big fan of those guys because how far they come and it looks like they also believe in automation and creating a brand to make it big. I really trust their reputation as you know you are not buying just another's guru crap, these guys do this for a living.

Of course with both courses the question has to be asked as to how much of the stuff I already know being a somewhat experienced wholesaler? I also notice that many investors don't believe in paying for education as they may find it easier just to scan thousands of pages online to get that same info. I am ok with shelling some bucks if any course could teach me at least 3 new and very important items. The main thing for me is to learn to create a system that allows my company to grow and not do everything myself. I am tired of being a one man team.

Has anyone here bought from these 2 companies? Which would you say you would trust more? Thanks in advance.

Thanks for your input guys. I'm surprised that more people are not using this method. I think if done right this is a good and easy way to bring leads. I would not suggest this to a new investor but someone who has done deals , I probably would.

Does anyone use billboards or large signs at busy intersections to pull seller leads? I actually have one that I created using a small trailer and had a 4 x 6 sign built on it with "we buy houses" on it. It costed me around $1000 to put it all together. Realistically I get very little calls but probably because the location is not the best so I will probably be moving it.

I had it up for close to a year now and I did manage to wholesale 1 deal out of it so I have made a profit. Just wanted to know if you guys use billboards and what kind/ ideas on how to spend less than $1000 for it? I know you can use a vehicle with sign on it but that's too costly. My goal is to have a few around my areas.

This guy sells a course on bandit sign marketing for $400 , don't waste your time and money. I can't believe I paid for it but I am someone that uses bandit signs and thought I could learn a few things . His stuff is all common sense and nothing new.

His product uses false advertising as he promises audio CDs but his product is just downloable content to listen to on your computer. I was looking forward to hearing his "teachings" in the car. His 30 day money back guarantee is a lie. He also promises consulting as part of the package which is completely false as I never heard from him.

Not only do you not hear from him but when I called right away for a refund and the guy who picked up said it was a wrong #. I tried to call back a few days later and then went to "kelly's" voicemail only his mailbox is full. No reply on the email either. What a crook this guy is , no wonder people hate a lot of these gurus. I guess I am out $400 but I will make sure to spread the word about this fraud.

I am thinking of doing a direct mail campaign but can't decide which would yield better results for wholesaling. Preforeclosures seem to be more complicated and I believe most of these don't have much equity , which why they are in foreclosure to beging with. Absentee may be better but not sure . What do you guys think?

I believe inherited property was already deeded over to the heir/heirs while probate is in the process of doing so or selling the property to liquidate inheritance

for me is the business part of it. Real estate became my first business and didn't realize how much work it takes to run a 1 man company (LLC) from bookkeeping, tax issues, LLC duties, dealing with attorneys, and knowing real estate law... and then the obvious is finding deals
